Home Sales in Tampa area climb 13.3% in April

TAMPA — Florida’s housing market had more sales, higher median prices, increased pending sales and more new listings in April, compared to a year ago, according to Florida Realtors. Sales increased by 17.9 percent year over year.

The news was even better in the Tampa metro area, with sales up 21.9 percent in April, compared to 2014.

The median sale price for homes sold in the Hillsborough, Pinellas, Hernando and Pasco county metropolitan statistical area stood at $170,000 in April, up 13.3 percent over last year, according to the Florida Realtors’ report.

 

The median sale price for condominiums and townhomes in this metro area was $120,000 in April, up 11.1 percent over 2014. Sales of condos and townhomes in this region were up 21.7 percent in April.

Nationally, median home prices climbed 8.9 percent over the past 12 months to $219,400, just $2,500 shy of the 2006 peak.

The sale of existing homes in the U.S. fell 3.3 percent last month to a seasonally adjusted annual rate of 5.04 million, according to the National Association of Realtors.

April marked the second straight month that the sales rate topped 5 million homes, as strong job growth and low mortgage rates generated more would-be buyers.

But greater demand in recent months has failed to convince more people to list their properties for sale. In April, there was a 0.9 percent drop in listings compared to a year ago. In Florida, however, listings increased by 4.3 percent year over year, according to Florida Realtors. Statewide, the median sale price in April was $195,000, up from $175,000 in April 2014 — an 11.4 percent increase.

Following a national trend, Florida had a drop in the housing supply inventory. The April inventory was 4.9 months, down 13 percent from 5.7 percent in April 2014. A 6-month housing supply is considered healthy.
